Know what the roof knows, before it tells you the expensive way

Water gets under a membrane long before it appears on a ceiling tile. Radiometric thermal reads the temperature differential of trapped moisture at dusk and shows you the wet area's shape and extent — while it is still a repair and not a replacement.

Why it matters

What this actually changes

Nobody sets foot on the roof

Every square foot is captured from above. No scaffolding, no lifts, no roof traffic on a membrane you are trying to preserve, and no fall exposure carried by the owner or the manager.

Finds what a visual walk cannot

Thermal identifies trapped moisture, insulation degradation, heat loss, and subsurface defects that are invisible from the surface. On a large commercial roof, that is the difference between a $40,000 targeted repair and a $600,000 tear-off.

Trend tracking across years

Every survey is archived and fixed-point comparable. Year over year, you can watch a wet area grow or confirm a repair held — which is exactly the evidence a warranty claim or a reserve study needs.

Not limited to the dusk window

Roof and envelope moisture reads at dusk because wet and dry material cool at different rates after sunset. Electrical panels and mechanical equipment show hot spots any time of day while they're running, and a fresh leak after a storm shows up as a cool, damp patch the same afternoon — we do not make you wait for sunset on those.

Frequently asked

About roof & thermal inspection

Why does thermal have to be shot at dusk?

Thermal roof inspection depends on differential cooling. During the day everything is hot; after sundown, dry roofing sheds heat quickly while trapped moisture holds it, and the wet area lights up. The usable window is roughly 60–120 minutes after sunset, which is why scheduling is tighter than for daytime work.

Is this accepted by insurers and warranty providers?

Radiometric thermal with a visible temperature scale, timestamps, and geolocation is standard evidence for warranty claims and is widely accepted by carriers. We deliver the raw radiometric files alongside the report specifically so a third party can verify our reading rather than take it on faith.

How large a roof can you cover?

Thermal Envelope Survey (INS-02) covers up to 50,000 sf at the base rate and extends at $0.06/sf. We have flown multi-building campuses and resort complexes as a single mobilization — at that scale the per-square-foot cost falls sharply.

What is the difference between this and a roof consultant?

We are the data layer, not the opinion layer. A roof consultant or engineer interprets and specifies. We capture the evidence they interpret — and we do not sell roofing, which is precisely why our findings survive scrutiny.

Does every thermal job have to happen at dusk?

No — only moisture detection does, because it depends on the roof cooling unevenly after sunset. Electrical, mechanical, and solar panel inspections happen any time that equipment is running, and finding a fresh leak after a storm can fly the same day the rain clears. Dusk is reserved for roof and envelope moisture work specifically.
